When people think about choosing a new neighborhood, they often focus on things like floor plans, schools, parks, or commute times.
At Mayfair in New Braunfels, those things certainly matter. But ask residents what stands out most, and many point to something else entirely: the people.
That’s where Mayfair’s Lifestyle Program comes in.
Designed to create meaningful experiences for residents of all ages, the program, put together by Mayfair’s full-time, on-site lifestyle coordinator, fills the calendar with events, activities, and opportunities for neighbors to meet, connect, and build lasting friendships. It’s part of a broader vision for the master-planned community where parks, trails, gathering spaces, and shared experiences are just as important as the homes themselves.
Throughout the year, Mayfair hosts a wide variety of activities that give residents plenty of reasons to get outside and spend time together.
The calendar includes seasonal celebrations like the popular annual Mayfest event, holiday festivities, food truck nights, yoga classes, outdoor movie nights, live music, educational workshops, children’s activities, and community gatherings.

Residents also organize their own social clubs, including a book club, Bunco group, mom group, neighborhood potlucks, game nights, and casual driveway get-togethers.
The recently opened Celebration Hall has become another centerpiece for community life. The 7,500-square-foot open-air pavilion serves as a gathering place for everything from fitness classes and watch parties to farmers markets, concerts, and festivals.
It’s all designed with one goal in mind: helping neighbors become friends.
For many residents, that’s exactly what’s happened.
“I’ve never experienced this kind of community before,” said resident Chantil. “We have neighbors who know each other. We celebrate birthdays, anniversaries, new births, first grandchildren. We celebrate everything together.”
She says it’s common for neighbors to simply pull up a chair in the driveway and spend an evening talking together.
“It’s a small-town feel,” she said. “Like where you actually know your neighbors.”
That same sense of connection stood out to Steve, who says Mayfair feels different from anywhere he’s lived before.
“I have never felt as close to my neighbors as I do today,” he said. “This is my fifth house, and if you really want a great community to move into with great families, we hang out on Friday nights just in the driveways. It’s very laid back, and that’s what I really love about here.”
Many of the friendships begin long before move-in day.
Future resident Allie says she and her husband were invited to neighborhood events before they had even unpacked.
“There’s a great community here,” she said. “Families will call us and say, ‘Hey, we’re having a barbecue in the front yard. Why don’t you come hang out with us?’ And we’re not even here yet.”
That welcoming atmosphere is something Mayfair resident Drew believes comes naturally because so many residents are starting fresh.
“We’re kind of in a special moment because everyone here is kind of from somewhere else,” he said. “Everyone wants to make friends. We’re all community-minded. Everyone waves at each other. You see someone you don’t recognize and you introduce yourself. We’ve got the start of a real community.”
Another resident, Ryan, says that feeling extends to families as well.
“Being able to play outside, play in the front yard, meet your neighbors and just feel like it’s a town inside of a town,” he said. “It just feels safe, and everybody’s kind of watching out for you.”
Mayfair continues to grow with new homes, parks, trails, schools, and Midtown Mayfair taking shape, but the community’s vision extends well beyond physical amenities.
The goal isn’t simply to build houses, it’s to create a place where people know their neighbors, children grow up playing outside together, and community gatherings become part of everyday life.
The Lifestyle Program is one of the ways that vision comes to life, turning shared spaces into shared experiences and helping transform neighbors into lifelong friends.
For many residents, that’s become the feature they value most.
