For anyone considering a move to Mayfair, September brings several new reasons to take a closer look.
Multiple builders in the growing New Braunfels community are offering limited-time incentives on new and inventory homes, ranging from financing offers and Flex Cash to closing-cost assistance and other perks.
The offers come during a busy period of growth for Mayfair, which was recently voted Best Neighborhood in New Braunfels in the Herald-Zeitung’s 2026 Best of New Braunfels awards.
September Incentives at Mayfair
Here’s a look at some of the current offers:
- Coventry Homes is offering a water softener with the purchase of an eligible inventory home through September 30. Coventry also has a Hometown Heroes program offering $2,000 in options for qualifying military members, first responders, teachers, nurses, doctors, and other eligible professionals.
- D.R. Horton is offering up to $35,000 in Flex Cash on select new homes purchased through September 30. Depending on the purchase, those funds may be used toward closing costs, appliances and options, or a price reduction. Eligible homes must close by October 31.
- Highland Homes has promotional financing available on qualifying inventory homes, including FHA/VA and conventional options. Offers vary based on the home and required closing timeline and are currently scheduled through October 4.
- Perry Homes is offering buyers the choice of up to $50,000 in Flex Cash or promotional financing, along with a move-in package on qualifying purchases. Restrictions apply, and eligible homes must close by December 31.
- Scott Felder Homes is offering qualifying medical personnel, police officers, firefighters, teachers, and active or retired military members $2,500 that may be applied toward closing costs, incentives, or design studio credit through December 31.
- For those interested in renting, Village at Mayfair is also advertising up to 8 weeks free on qualifying leases.
Each offer comes with its own eligibility requirements and restrictions, so prospective buyers should contact the individual builder for complete details.
A Lot Has Changed at Mayfair
The incentives arrive as several major pieces of the Mayfair lifestyle have recently come to life.
The new Midtown Swim Club opened this summer with a two-tier pool, cabanas, covered pavilion, and lawn spaces for residents. Nearby Celebration Hall, a 7,500-square-foot open-air pavilion, has become a hub for community events ranging from yoga and watch parties to live entertainment and seasonal celebrations.
Mayfair also operates a year-round Lifestyle Program with food truck nights, outdoor movies, fitness classes, children’s activities, social clubs, and other events designed to help neighbors meet one another.
And there’s more on the way. San Marcos-based Ollie’s Market is preparing to open its second location at Mayfair this fall, bringing locally sourced food, coffee, baked goods, and more to the new Midtown Mayfair district.
Residents also have access to Fairway Park, which includes an 18-hole disc golf course, bike pump track, playground, and trails. Longer term, Mayfair plans more than 300 acres of parks and recreational open space connected by 35 miles of trails.
Add in multiple homebuilders, an on-site Comal ISD elementary school, additional development planned for Midtown Mayfair, and plenty more still to come, and the community looks considerably different today than it did even a year ago.
